Declaration from your landlord
In case you are moving to a new apartment and you need a declaration from your current landlord (which should state that have acted as a good tenant and paid the rent in time), you can send an e-mail to email@example.com to request the declaration.
The costs for the declaration are 10,- euro including v.a.t.
Payment of your rent
In case you are not able to pay the rent in time? Please contact us immediately.
It is possible to enter into a payment arrangement. With a payment arrangement you can pay your rent in a maximum of three installments. This means that you pay an extra amount every month, on top of the rent.
Please bear in mind that we will charge a EUR 10 administration fee per installment payment.
You must notify the landlord or manager with repair requests. However, there are repairs to be carried out personally by you, you can use the guidelines found on the website of the rijksoverheid. Exceptions may be made in your reantal agreement, therefore, read your contract carefully.
Once your repair request is received, Staate Beheer or the constructor will contact you to make an appointment.
Please check in advance if a repair should be carried out by you (if the service technician has to come for no reason, it will will cost you € 35 , – < -> € 55 , – . Exc VAT). Please describe the problem as good as possible and indicate the phone number (s ) where you can be reached.
Some repairs will be handled by the landlord, but other repairs will be handled by the tenant. Please check in advance whether the repair is for your own expense. Please note that if the service technician comes for nothing, there are costs associated. We can also take care of the repair when the cost are for your own expense. Call the fire department
On weekdays between 09:00 and 15:00 contact the landlord or the management office.
Verify if everything is okay in the electricity closet
Call your supplier if there is a failure or malfunction.
Central heating- / warm water failure
Check if there is enough water in the CV boiler and if the radiators are vented,
There is a 24-hour service contract with Energiewacht (telnr. 088-555 3000) for other malfunctions.

Clogging of drains/sewers
Cleaning and unblocking of the inner sewer system of the apartment to the connection point of the municipal sewer or the main sewer is at the expense of the tenant. You therefore need to call a sewer cleaning service yourself.
Leakage from upstairs neighbours
Contact your neighbors about the leakage and inform us if it is solved. We will take care of the repairs in your apartment.

Call the police and inform your insurance.
On working days between 09:00 and 15:00, call the landlord or the management office, otherwise inform them the next working day.
During the evening hours and on weekends call a locksmith (see “Lock failure”).

You (the tenant) have to pay these costs yourself, but here you are assured that you never pay too much!
Note: the lessor will only reimburse the costs of the general front door (according to market rates). Staate management does NOT reimburse costly, unnecessary repairs without consultation.
Gas heaters, CV and geysers
We would like to point out that you should care of the annual cleaning of the gas stoves, central heating system and/or boilers unless you have agreed otherwise by contract. Because cleaning and mainenance of the equipment is essential for safety, proper operation and longer service life, we ask you specifically for your attention. If it is arranged by the landlord or the management office, you do not have to do anything.
If you arrange it yourself, send a copy of the invoice to the landlord or the management office. If you fail to do so, the landlord or the management office will assume that no maintenance has been done and any repair costs will be for your account.
Cleaning of equipment is an important aspect of the good functioning of that equipment. This does not apply only for CV, geysers and gas stoves, but also for the refrigerator, washing machine, dishwasher and other household equipment. The refrigerator should be cleaned regularly, take the ice out of the freezer, clean the dishwasher and fill the salt.
